With Bend and Redmond hitting 39% and 49% combined distressed listings I would say we have a ways to go. Even though these numbers have been rising over the past 8 months, the number of homes being sold has risen as well. Distressed listings are making up 50% of all home sales in the past several months.

Bend, Oregon Homes are Selling!

With the end of March approaching I wanted to see where we were headed as far as total number of residential home sales. The numbers are encouraging with 55 homes sold thus far in Bend and 152 pending sales as of today. The majority of the homes sold are on the lower end of the market, as the $225,000 median home sales price suggests. The activity in the upper end of the market is slow at best.

Scanning the pending sales shows a continuation of this trend. Foreclosures are making up a healthy percentage of these transactions. The good news is the foreclosures are moving and the quicker we get rid of them the quicker we will find market stabilization.

Although it is doubtful we will get to March 2008's 93 residential homes sold, we can take solace in the fact that homes are selling and that interest rates remain extremely attractive.

With Spring comes hope and with hope comes change. I look forward to sunny days ahead!

With almost 30% of the Bend, Oregon active residential listings being short sales and foreclosures it looks like we have a ways to go. Until these numbers decrease significantly I predict Central Oregon home prices to remain soft.

Bend, Oregon First Time Home Buyer Tax Credit ~ The Facts!

$8,000 FIRST TIME HOME BUYER TAX CREDIT

As modified in the American Recovery and Reinvestment Act

Enacted February 17, 2009 by President Obama


Amount of credit ~ Maximum credit amount is $8,000.
Eligible Property ~ Any single family residence(including condos, co-ops, townhouses) that will be used as a primary residence.
Refundable ~ Yes. Reduces, or can eliminate, income tax liability for the year of the purchase. Any unused amount of the tax credit refunded to purchaser.
Income Limit ~ Yes. Full amount of credit available for individuals with adjusted gross income of no more than $75,000/year or $150,000 on a joint return. Phases out above these caps($95,000 and $170,000).
First time Home Buyer Only ~ Yes. Purchaser (and purchaser's spouse) may not have owned a principal residence in 3 years previous to the purchase.
Revenue Bond Financing ~ Purchasers who utilize revenue bond fianancing can use credit.
Repayment ~ No repayment for purchases on or after January 1, 2009 and before December 1, 2009.
Recapture ~ If home is sold within 3 years of purchase, entire amount of credit is recaptured on sale. Applies only to homes purchased in 2009.
Termination ~ Tax credit expires on December 1, 2009.
Effective Date ~ January 1, 2009
